Conformance Standards
Complies with one or more of the following:
- BOCA Basic Building Code
- International Energy Conservation Code
- BOCA Basic Plumbing Code
- National Electric Code
- BOCA Basic Mechanical Code

Flooring
- 2x8 joists for span 12' or less, 2x10 for span 15' or less, 2x12 for span 17' or less @ 16" O.C. or equal with hangers installed where required, exceptions will not exceed ratings allowable by code. Engineered I joists are available.
- No. 2 & Bttr or equal bands, all doubled where perpendicular to floor joists.
- 3/4" T&G Advantech subfloor glued and fastened.
- Finished Floors; carpet with rebond pad in bedrooms, closets, hall, or where indicated. Hardwood where indicated on plan. Tile in kitchen, laundry and baths.
- Insulation: R-30 where needed.
Exterior Walls
- 2"x 4" studs @ 16" o.c., single bottom and double top plate (2" x 6" studs @ 16" or 24" o.c. optional). 7/16" OSB sheathing on all exterior walls. Install housewrap on all exterior walls.
- Exterior finish to be one or more of the following; brick, stone, stucco, cement siding, vinyl siding.
- Insulation: R-13 rating for 2x4 walls, R19 for 2x6 walls, R-22 for 2x8 walls.
- Aluminum fascia and ventilated vinyl soffit. Overhangs, 12" front and rear, 6" on gable ends or as shown on plans. Larger overhangs are optional.
- Aluminum gutters and downspouts in white. Custom colors are available. Downspouts will be piped underground to where a suffecient slope is acheived where needed.
- Windows: Andersen 200 or 400 series Low E, MI vinyl windows Low E. Screens included for all operating windows.
- Shutters included for front elevation, where shown. Pilasters, entrance features, accent panels and head features are optional
- Exterior Doors: ThermaTru 1-3/4" 6-panel metal insulated as shown on plans, Vinyl brick mold trim standard (A variety of doors, transoms and sidelights are optional).
- Sliding Glass Doors: Andersen Frenchwood or Perma Sheild 6068 sliding glass door with Low-E insulated glass and screen as shown on plans.
- Interior ceiling height 8', 9', or 10' ceilings are available.
- Porchs; masonry or deck type floor, vinyl railings, non rot cast columns, beams wrapped with PVC boards, vinyl soffit 2" beaded, stairs as needed.
- Upgrades and alterations are available per request.
Interior
- Interior partitions: 2" x 4", and 2” x 6" @ 16" o.c. as shown on plans.
- 1/2" drywall, taped, block coated, skim coated, and sanded in habitable spaces. Install metal or vinyl corner bead at corners.
- Interior Doors. 1-3/8" smooth 6-panel swing doors with jambs and casing (A variety of door styles optional).
- Closet and pantry shelving will be Compressed board and wood closet pole. Shelves and battens will be painted.
- 2-1/4" Casing and 3-1/4" Base. 3 1/4" casing and 5 1/4" base avaible upon request. Many additional moldings and molding combinations are available.
- Oak railings with white balusters at stairs as needed. Custom railings are available.
- Stairs; basement will be carpet grade unless otherwise indicated, 1st to 2nd floor stairs will be typically oak treads with paint grade risers.
- Painting; walls will be cleaned, primered with wall color tint, receive one to two coats of paint with color selected by the customer. Doors and moldings will be primered and receive semi-gloss trim paint.
- All tile will be backed or supported by concrete board.
- Hardwood will be installed and finished with 3 coats of polyurathane. Prefinished hardwood is available also.
- Door Hardware will be Schlage typically.
- Many fireplace mantel and surround options available.
Roof
- Engineered roof trusses @ 24" o.c. with pitch per plan.
- 7/16" OSB roof sheathing with ply clips. (5/8" sheathing optional)
- Shingles; GAF 30 year Timberline typical, all GAF shingles are available. Other roof options like metal or compsite slate are available.
- Insulation: R-38 rating
- Custom rafter roofs are welcomed.
Kitchen
- Standard cabinets used are Kraftmaid or Aristokraft. Full line of cabinets and moldings are available.
- Hardware by allowance. Any hardware can be used.
- Granite, Corian, and Silestone countertops available.
- Hardware by allowance.
- Appliance hookups as required by plan.
- Sink and faucet as per design.
- Tile back splash as per design.
- Islands and penisulas as per design.
Baths
- Fiberglass Tub/Shower fixtures with anti scald devices as shown on plans in white or bone. Tile wall and floor showers typical in master bath. (A variety of bath fixtures and whirlpools optional)
- Water Closets: 1.5 gal elongated water saver feature in white or bone.
- Vanity cabinets to be Aristokraft or Kraftmaid; as shown on plans. Vanity tops to be cultured marble or granite.
- Mirrors, lights, medicine cabinets, and ventilating fans as shown on plans.
- Trim per bath: Towel bar, paper holder and shower rod to match finish of faucets.
- Bath faucets to be Moen Monticello finish in brush nickel, typical.
Electrical
- 200 or 400 Amp panel installed at standard location as shown on plans. Meter installed by local service provider.
- Switches and outlets installed per plan and code.
- Exterior and interior light fixtures installed by contractor per electrician.
- Outlets for clothes washer and electric dryer provided where shown on plans.
- Smoke detectors provided and installed as per code.
- Telephone and TV are typically included for every bedroom, family room, and kitchen.
- Electric door chime for front door standard.
- Test all fixtures and outlets and aquire final inspections.
- Contractor, customer, and electrician will meet at the start of rough ins in order to satisfy all needs of the customer. Electrical costs may change after this meeting. Owner will be made aware of all costs increases.
Plumbing
- 75 gallon gas or 60 gallon electric hot water heater.
- PVC water, waste and vent lines
- Install well pump and holding tank sized per home.
- Make all connections to water supplies and drains as per plan.
- Install septic system as per county design or make connection to public sewer.
- Make connection to public water if necessary.
- Meet all local codes and acquire all inspections.
- Final connections and testing of entire system by plumber.
- Provide direct phone number to plumber for the customer so the customer can directly connect plumber for service as needed.
HVAC
- Luxaire heat pumps, gas or oil furnaces and air conditioners
- Hot water or electric base board heat is available.
- Radiant floor or wall heat is also available.
- Prefabricated gas and wood burning fireplaces are available.
- Masonry fireplaces and chimnies are available in brick or stone.
Basement
- Concrete or block foundations are available
- Install concrete footers per plan and code.
- Basement access can be walk out or area way as per plan. Jobs are intially priced as walk outs.
- Insulate basement walls with R-11 blanket insulation. Insulate basement bands with R-13.
- Run 2" pipe from basement to attic for future wiring.
- Rough in for bath in basement floor.
- Finished basement if indicated on plan
